Raynham's housing stock has historically been dominated by single-family homes on half-acre lots — the kind of properties that sell quickly and rarely under $600,000. The supply problem is simple: there is not enough new construction to meet demand, and the existing inventory skews toward aging colonials and ranches that need work.
Townhomes occupy a middle ground that Raynham has lacked. They offer private living with a garage and outdoor space, but the exterior maintenance, landscaping, and snow removal are handled through a homeowner's association. For working professionals who commute via Route 24, downsizers who are ready to leave a four-bedroom colonial, or first-time buyers who have been priced out of the single-family market, townhomes deliver the space of a house without the Saturday afternoon yard obligations.
Larkwood is not a typical townhome development. Six floor plans span from a true ground-level single-story home to a three-level layout with more than 2,800 square feet — a range that rarely exists within one community. The plans break down like this:
The Hickory is a ground-level home with no interior stairs at all. Everything — kitchen, bedroom, bathroom, laundry, garage — sits on one floor. At 1,671 square feet, it serves buyers who want single-level living without moving to a condo building. The Pine and Chestnut put all primary living on one level with additional space above, offering a loft or extra bedrooms without requiring daily stair use. The Cedar, Maple, and Birch are multilevel plans designed for families or buyers who want more room, with the Birch topping out at 2,830 square feet across three floors with a two-car garage, ground-level flex room, and an upper primary suite with cathedral ceilings.
Every Larkwood home includes a ground-floor flex space — a room at the garage level that buyers have used as home offices, guest suites, workshops, and music studios. No other new-construction townhome community in the region offers a dedicated ground-level bonus room in every plan. Combined with private garages, hardwood floors, and energy-efficient construction, these homes are built to a standard that Raynham's 1980s and 1990s townhome stock simply cannot match.
Thorndike designed Larkwood around courtyard-style streetscapes with parking tucked behind buildings rather than in front of them. The result is a neighborhood that looks and feels more like a walkable village than a standard development. Walking trails wind through the community's mature woodlands and connect to the Taunton River, where an on-site canoe and kayak launch gives residents direct water access without loading a car.
Massasoit State Park — more than 1,000 acres of forests, swimming, and trails — sits roughly a mile south. Raynham's Route 44 commercial corridor is a short drive for groceries, dining, and errands, and Poquoy Brook Golf Course is within town limits. For commuters, Routes 24 and I-495 are each under ten minutes away, putting downtown Boston and Providence both within a 35-minute drive.
Buyers searching the corridor between Taunton and Plymouth for new-construction townhomes will find that options are limited. Taunton has scattered infill projects but nothing master-planned. Bridgewater's new inventory is minimal and priced higher. The closest comparable community is Alden's Reach in Plymouth — about 25 minutes from Raynham via Routes 44 and 3 — where Thorndike builds townhomes, duplexes, and ground-level flats in a 152-home neighborhood with a pool, four-season poolhouse, and conservation trails. Pricing there starts from $569,000.
For buyers who are open to condos rather than townhomes, Featherwinds in Halifax offers a different approach entirely. It is a 55+ community of 102 elevator-served condos — every home is a single level with no stairs from the garage to the front door. Priced from $439,000, Featherwinds includes four pickleball courts, Victory Gardens, a fenced dog park, and a new Halifax Senior Center being built at the community entrance. It is about 15 minutes east of Raynham.
At Larkwood, townhome pricing begins at $559,000 for the Hickory — a ground-level plan that competes directly with condos on ease of living but adds a private garage and flex room. The largest plan, the Birch, reaches $679,000 for nearly 2,830 square feet across three levels. That price-per-square-foot range makes Larkwood competitive not just within Raynham but across the South Shore's new-construction market.
Thorndike Development has built attached-home communities across eastern Massachusetts for more than 40 years. In nearby Norton, the company completed Red Mill Village — an active adult neighborhood that earned a national award from the National Association of Home Builders — and Greatbrook, which applied similar principles of rear-loaded parking and courtyard design. Larkwood extends that design philosophy to a multigenerational community where the six floor plan options accommodate buyers at very different life stages within the same neighborhood.
