Finding a new condo in Raynham has not historically been easy. The town's real estate market is dominated by single-family homes, and the few condominium complexes that exist tend to be older conversions or small garden-style buildings from the 1980s and 1990s. That inventory does not offer what most of today's condo buyers actually want — new construction, private garages, modern efficiency, and community amenities beyond a shared parking lot.
The exception is Larkwood, a 138-home neighborhood on Church Street along the Taunton River. Larkwood is technically a condominium community — every home is part of a homeowner's association that handles exterior maintenance, landscaping, and snow removal — but the buildings look and feel nothing like a traditional condo complex. They are attached townhomes arranged around courtyard streetscapes, each with a private entry, a garage, and outdoor space. For buyers who want condo-level convenience without the hallway-and-elevator format, it is the only new option in Raynham.
At Larkwood, the six floor plans span a wider range than most condo communities offer anywhere in the state. The Hickory is a true ground-level home — 1,671 square feet, all on one floor, no stairs anywhere, with a garage and private entry. For buyers who want single-level condo living without sharing an elevator or a hallway, it delivers that in a neighborhood setting rather than a mid-rise building.
The Pine and Chestnut plans put all daily living on one level with loft or bedroom space above — practical for buyers who want a guest room or office without needing to use stairs every day. The Cedar, Maple, and Birch are larger multilevel plans for families or buyers who want more room, with the Birch reaching 2,830 square feet across three floors. Every plan includes a ground-floor flex space that can serve as a home office, guest suite, art studio, or workshop, plus a private garage and hardwood flooring in main living areas.
Pricing at Larkwood starts from $559,000 for the Hickory and goes to $679,000 for the Birch. Compared to Raynham's resale condo market — where existing townhouse-style condos from the 1990s trade in the mid-$300,000s but come with outdated systems and smaller footprints — the value proposition is competitive when measured per square foot, especially factoring in new construction, energy-efficient HVAC, and included amenities.
Thorndike Development built Larkwood along a stretch of the Taunton River — one of New England's longest undammed waterways — and oriented the community to take advantage of it. A canoe and kayak launch at the river's edge gives residents direct water access. Walking trails wind through the property's mature woodlands. A community garden with raised beds sits in the central green area, alongside courtyards shared between building clusters.
The neighborhood design uses rear-loaded parking — garages and visitor spaces are tucked behind buildings rather than facing the street. The result is a streetscape of entries, porches, and landscaping rather than garage doors, which gives Larkwood a more walkable feel than most suburban condo developments.
Massasoit State Park, with more than 1,000 acres of forest, swimming at Lake Rico, and miles of trails, begins roughly a mile south. Route 44's commercial corridor — Stop & Shop, pharmacies, restaurants, Stoneforge Tavern — is a five-minute drive. The Bridgewater-Raynham Regional School District serves families, and Bridgewater State University sits about ten minutes north.
Buyers whose condo search extends past Raynham have two other Thorndike communities worth comparing. Featherwinds in Halifax — about 15 minutes east — is a 55+ community of 102 condominiums in elevator-served buildings. Every home is a single level, from the garage to the front door, with no stairs at any point. Pricing starts from $439,000, and the amenity package includes four pickleball courts, Victory Gardens, an off-leash dog park, a pool with four-season poolhouse, and a new Halifax Senior Center being built at the community entrance on land donated by Thorndike. For buyers over 55 who want a true single-level condo lifestyle with built-in social infrastructure, Featherwinds is purpose-designed for that.
Alden's Reach in Plymouth — about 25 minutes south via Routes 44 and 3 — takes a different approach. It is a multigenerational community of 152 homes that includes ground-level flats alongside townhomes and duplexes. The flat-style homes are single-level layouts with two bedrooms, no stairs, and private garage access — a format that works for buyers who want a condo floor plan in a neighborhood that also has families and working professionals. Pricing starts from $569,000, with a pool, poolhouse with fireplace lounge, and walking trails that connect to Plymouth's conservation land.
Raynham's position at the junction of Route 24 and I-495 is one of its strongest selling points for condo buyers — particularly those who still work part-time or commute to an office. Boston is about 35 minutes north via Route 24. Providence is roughly the same distance west on I-495. The Bridgewater and Middleborough/Lakeville commuter rail stations are each within a 15-minute drive, connecting to South Station on the Old Colony and Middleborough lines. That access, combined with a median household income around $118,000, makes Raynham a town where new-construction condos are within reach without stretching to a jumbo mortgage.
Yes. Larkwood is structured as a condominium community with a homeowner's association covering exterior maintenance, landscaping, and snow removal. The homes themselves are attached townhomes with private entries and garages.
Exterior maintenance, landscaping, snow removal, and common-area upkeep including trails, community garden, and the kayak launch. Buyers own their interiors and garages outright.
The Hickory at Larkwood is a ground-level home with zero stairs — 1,671 square feet on one floor with a garage. Featherwinds in Halifax also offers single-level condos from $439,000.
Existing condos in Raynham are mostly 1980s–1990s stock trading in the mid-$300,000s. Larkwood starts at $559,000 but includes new construction, energy-efficient systems, and garage parking.
No. Larkwood is open to all ages. Six floor plans serve downsizers, families, and first-time buyers. For 55+ buyers, Featherwinds in Halifax is a dedicated active adult community.
