Raynham sits at a crossroads that most South Shore towns cannot match. Route 24 runs north to Boston in about 35 minutes. I-495 connects west to Providence in roughly the same time. Route 44 cuts through the center of town with supermarkets, restaurants, and everyday services stretched along it. And yet the residential streets a few turns off that corridor are wooded, quiet, and surprisingly rural for a community of roughly 15,500 people.
That combination of highway access and breathing room is one reason Raynham's housing market stays competitive — the median resale price topped $600,000 in late 2024, with most homes going under agreement in less than 30 days. For buyers who want new construction instead of bidding wars over 30-year-old colonials, there is now a neighborhood being built along the Taunton River that changes the equation entirely.
Larkwood is a 138-home community on Church Street, set between woodlands and the Taunton River. Thorndike Development designed the neighborhood around courtyard-style streetscapes with parking tucked behind buildings, walking trails through mature trees, and a canoe and kayak launch at the river's edge. It is the only new-construction neighborhood actively selling in Raynham.
What makes Larkwood unusual is the range of floor plans under one roof. Six layouts span from the ground-level Hickory — a true single-story home with no stairs at all — to the three-level Birch at 2,830 square feet with a two-car garage, ground-floor flex room, open main-level living, and an upper-floor primary suite with cathedral ceilings. Pricing begins at $559,000, which positions Larkwood below the town's median resale price for a brand-new home with modern insulation, energy-efficient systems, and hardwood floors throughout.
Every Larkwood home includes a ground-level flex space — a room with no prescribed use that buyers have turned into home offices, guest suites, art studios, and workshops. That adaptability appeals to remote workers, multigenerational families, and downsizers who do not want to give up a hobby room when they leave a larger house.
Massasoit State Park sits roughly a mile south of Larkwood, with more than 1,000 acres of pine and oak forest, swimming at Lake Rico, and miles of hiking and mountain biking trails. The Taunton River itself — one of the longest undammed rivers in New England — runs directly along the community's western edge, offering kayaking and canoeing from the on-site launch without ever loading a car rack.
For everyday errands, Route 44 delivers. Stop & Shop, Walmart, and a half-dozen pharmacies and banks sit within a five-minute drive. Stoneforge Tavern and Poquoy Brook Golf Course are both in town. The Bridgewater-Raynham Regional School District serves families with children, and Bridgewater State University is about ten minutes away — a resource for continuing education and community events that draws more foot traffic than most small-town institutions.
Commuters benefit from two nearby rail options. The Bridgewater commuter rail station and the Middleborough/Lakeville station are each roughly fifteen minutes from Larkwood, connecting to Boston's South Station on the Old Colony and Middleborough lines. For drivers, Route 24 north reaches the Brockton interchange in about ten minutes, and I-495 opens the corridor toward Providence, Cape Cod, and the MetroWest office parks.
Taunton, three miles west, has a larger downtown and more commercial density, but its new-construction options are limited to scattered single-lot builds. Bridgewater, ten minutes north, draws a college-town crowd and carries higher land costs. Easton is attractive for its school system but has almost no new-construction inventory at this price point. Raynham threads the needle — lower median taxes than Plymouth, more highway access than Halifax, and the only master-planned new neighborhood between Taunton and the coast.
The town's median household income sits around $118,000, which puts the entry price at Larkwood within reach for many local families without stretching into jumbo-loan territory. Bristol County's new-construction pipeline remains thin compared to demand, and Raynham's location at the intersection of two major highway corridors gives it a commuter advantage that few neighboring towns share.
Buyers who want to stay in the area but are exploring additional Thorndike communities have two other options nearby. Featherwinds in Halifax is a dedicated 55+ community about fifteen minutes east, offering single-level condos in elevator-served buildings starting from $439,000. Alden's Reach in Plymouth — roughly 25 minutes via Route 44 and Route 3 — is a multigenerational neighborhood with townhomes, duplexes, and ground-level flats near Plymouth's beaches and waterfront dining, starting from $569,000.
Thorndike is not new to the area between Taunton and Plymouth. The company built Red Mill Village and Greatbrook in nearby Norton — two earlier active adult communities that earned national recognition from the National Association of Home Builders. Larkwood applies lessons from those projects — courtyard streetscapes, rear-loaded parking, shared green space — to a multigenerational community designed for buyers at every stage.
The sales center at 643 Church Street in Raynham is open daily from 11 a.m. to 4 p.m. Appointments are available through the Larkwood page on thorndikedevelopment.com.
Larkwood is the only active new-construction community in Raynham, offering 138 condominium townhomes along the Taunton River. Six floor plans range from 1,671 to 2,830 square feet, starting at $559,000.
Raynham is about 35 minutes from downtown Boston via Route 24 and roughly the same distance from Providence via I-495. Two commuter rail stations are within fifteen minutes.
Yes. The Hickory plan is a true ground-level home with no interior stairs. The Pine and Chestnut plans place all primary living on one level with additional space above.
The district serves both towns with above-average ratings and offers dual-enrollment courses at nearby Bridgewater State University. Elementary schools are in Raynham; the regional high school is in Bridgewater.
Featherwinds in Halifax is about 15 minutes east, with 55+ condos from $439,000. Alden's Reach in Plymouth is roughly 25 minutes south, with multigenerational homes from $569,000.
