Nearly 15 percent of Taunton's roughly 60,000 residents are 65 or older — about 9,000 people, many of whom bought homes in the city decades ago when prices were a fraction of what they are today. Those homeowners now sit in houses that are too large, too expensive to heat, and too demanding to maintain, in a market where the median home was built in 1964 and finding anything new means competing against younger buyers for the same limited resale inventory.
The problem is supply. Taunton itself has virtually no new 55+ construction. The city's housing stock is overwhelmingly single-family and multifamily — older colonials, triple-deckers, and scattered condominium conversions that were not designed for the way active adults actually live. But within a short drive of the city, three Thorndike Development communities offer the kind of housing that Taunton's over-55 market has lacked: new construction, managed maintenance, single-level options, and community amenities that go beyond a shared parking lot.
Featherwinds is about 20 minutes east of Taunton via Route 18, in Halifax's cranberry country along the edge of the Country Club of Halifax. It is a dedicated 55+ community — every buyer must meet the age requirement, and the entire design reflects that focus. The 102 condominiums sit in elevator-served buildings where every home is a single level, from the garage to the front door. There are no stairs anywhere in the daily routine.
Four floor plans — the Breeze, Drift, Gust, and Wind — provide layouts ranging from open-concept single-bedrooms to spacious two-bedroom designs with dens. Pricing starts from $439,000, making Featherwinds the most affordably priced new 55+ construction on the South Shore. The community includes four pickleball courts, Victory Gardens with individual raised beds, a fenced off-leash dog park with no breed restrictions, and a pool with a four-season poolhouse. The new Halifax Senior Center is being built at the community entrance on land donated by Thorndike, with an expected opening in fall 2026.
Every buyer at Featherwinds works with in-house designer Nikkie Gaitan on finish selections — cabinetry, countertops, flooring, tile, and hardware. Quick Delivery homes are also available for buyers who need to move on a shorter timeline, with interiors already designed and ready for occupancy within approximately 60 days.
Alden's Reach is roughly 25 minutes southeast of Taunton via Route 44 and Route 3. Unlike Featherwinds, it is not age-restricted — families, working professionals, and active adults all buy there. But the floor plan mix includes options that work particularly well for over-55 buyers: ground-level flats with no stairs, duplexes with first-floor primary suites, and townhomes where the main living space occupies a single level.
The community spans 152 homes across eight floor plans, from 1,671 to 2,648 square feet. A pool, four-season poolhouse with fireplace lounge, fire pit, and walking trails into adjacent conservation land anchor the amenity package. Pricing starts from $569,000. Plymouth itself — with its harbor waterfront, whale watching, and the Pinehills — adds a lifestyle dimension that appeals to buyers in the post-retirement chapter who want more than a neighborhood.
Larkwood is the nearest option — roughly 10 minutes east on Route 44, in a riverside setting on Church Street along the Taunton River. Like Alden's Reach, it is multigenerational, but the floor plan range makes it a strong fit for active adults. The Hickory plan is a true ground-level home: 1,671 square feet, no stairs, with a private garage and ground-floor flex room. The Pine and Chestnut put all primary living on one level with optional space above.
Six plans total span up to 2,830 square feet. Every home includes a ground-floor flex space — a room at the garage level that buyers have converted into home offices, guest suites, workshops, and art studios. The community sits along the Taunton River with a canoe and kayak launch, walking trails through mature woodlands, and a community garden with raised beds. Pricing starts from $559,000, and Larkwood is close enough to Taunton that residents can keep their existing doctors, dentist, and grocery routine without changing anything.
Taunton has real advantages for active adults beyond the housing stock. The Center at Olney on Olney Street runs the city's Council on Aging programs — fitness classes, social events, tax assistance, and the Wisdom Wednesdays educational series. Morton Hospital provides local medical care. The Taunton Green, listed on the National Register of Historic Places, anchors a downtown that includes the District Center for the Arts and the Old Colony History Museum. And the Myles Standish Industrial Park — more than 1,000 acres and the largest publicly owned business park in New England — means the city has an employment base that supports services and infrastructure.
But Taunton does not have new 55+ housing to match that infrastructure. The communities described above fill that gap while keeping buyers within the orbit of a city they already know. Route 44, Route 24, and I-495 all converge in Taunton, which means Larkwood, Featherwinds, and Alden's Reach are all accessible without fighting traffic or learning new routes.
