Red Mill Village and WestRidge Catch the Wave: Opening the Doors a Bit Wider to People Less than 55 Years of Age

Red Mill Village and WestRidge are both “active adult communities”, meaning that residency is targeted to people over 55, combined with a strict prohibition against children under 18 years old permanently residing at either community. (Visitors are welcome, of course!)  These limitations have created wonderful “lifestyle” developments, where people can enjoy themselves among a community of peers.  Many Red Mill Village and WestRidge homeowners have raised a family and are now ready for the “party years” of fun, flexibility and relaxation.

However, there is also a new trend emerging in the active adult segment:  loosening the age restriction a bit to broaden the new and re-sale market, while still retaining the character of the communities that people have come to love so well.  Both Red Mill Village and WestRidge have adopted new rules in order to catch this wave.

At Red Mill Village, current homeowners recently voted overwhelmingly to approve a change lowering the minimum age to 50 years old, while retaining the restriction against children under 18 permanently residing.  The effect of this was immediate as 2 potential buyers who were between the age of 50 and 55 stepped right up.  So now the beautiful grounds of the Village Green, Victory Gardens, Meeting House and Pool will be seeing a fresh group of new neighbors.

At WestRidge, the age restriction is defined a bit differently.  While still retaining the strict rule against children under 18, up to 20% of all homes may be owned by persons under 55. Once again, implementing this rule has been favorably received by current and prospective residents who like the idea of a broader group of friends, with 2 persons having already moved in.

Perhaps, we should redefine our communities as “even-more-active, active adult communities!”

So, if you have been ready for the relaxation of a lifestyle community, but were previously shut out because of not having reached the golden age of 55, your ship has come in!  Please join us in these wonderful communities of Red Mill Village and WestRidge.

Another Celebration at Red Mill Village!

At Red Mill Village, Everybody is a Contestant for Dancing with the Stars!

The active adults at Red Mill Village proved, once again, that they know how to have a good time.   About 200 Red Mill Village homeowners, guests and the general public had fun at the final Concert on the Green at the popular over 50 condominium community in Norton, MA. 

Ted Belastock and the “Swingtets” played music that was familiar and exciting.  If your music taste leans toward jazz and swing, you would be ”In heaven, almost heaven.”  The vivacious Amanda Carr was the star vocalist, although some of the dancing Red Mill Villagers were in the limelight as well.

An additional neat feature of Ted’s concert on the green is that his brother Sid and siter-in-law Myrna moved into Red Mill Village earlier this year.  So, it was as much a family reunion as it was a concert. 

A great time was had by all!

What a Difference a Year Makes!

The number of sales and visits has approximately doubled since the same time a year ago at Thorndike at the Pinehills and the two active adult communities, Red Mill Village in Norton and WestRidge in Hudson.

Red Mill Village Concert on the Green!

Red Mill Village kicked off its summer Concert on the Green series Thursday night by bringing one of everyone’s favorite bands, the Corvairs. It was a beautiful night for of music capped off by an Ice Cream Social put on jointly by Thorndike Development and the Red Mill Village Social Committee. Thorndike’s WestRidge Gets Big Splash in Metrowest Daily News!

All it takes is some good news to get people out looking to buy new homes. Over 30 separate parties visited our WestRidge community last weekend in response to an enthusiastic article in the newspaper!

Thorndike’s WestRidge active adult community in Hudson, MA was the featured community in the October 30th Metrowest “Home Portrait” pullout section. A wonderful article, written by Laura Spinella raved about WestRidge. Here is a quick quote: “To find a picturesque slice of Americana, one needn’t look farther than WestRidge, where a planned active adult community is going up and neighborhood perfection meets the Hudson horizon.”

Major Permitting Milestone for 1021 Kingston’s Place & Withdrawal of Companion 40B

Thorndike Development is pleased to report that we are now ready to file the Master Plan for 1021 Kingston’s Place, as well as the initial phase site plan application with the Planning Board! In addition, having listened to the Town’s feedback on the proposal, Thorndike has withdrawn its plans for a 40B apartment development adjacent to Kingston’s Place and is now solely focused on getting Kingston’s Place “shovel ready” for development.

Thorndike Development, developers of 1021 Kingston’s Place, has placed under contract a ten acre parcel of land which abuts Kingston’s Place and has frontage on both Raboth Road and Smelt Pond (see map image), referred to as the “Pond Properties Parcel”.  Like the Davis property to the northwest of Kingston’s Place, which has been under agreement for some time and on which the leaching fields for Kingston’s Place will be placed, the Pond Properties Parcel is not part of the 40R zoning district itself.  However, this property could play a vital role in Thorndike Development’s overall Smart Growth development strategy.

Kingston’s Place and South Shore Savings Bank Team Up

Thorndike Development, developers of 1021 Kingston’s Place, announced today that they have teamed with South Shore Savings Bank of Weymouth, Massachusetts to obtain $2.5 million in entitlement financing.

1021 Kingston’s Place is planned as an innovative Smart Growth community, which will include homes, office space, neighborhood retail and upgrades to water, sewer and roads, all constructed in an environmentally sensitive manner.  The project was approved overwhelmingly by votes at two consecutive town meetings in Kingston last year, qualifying the town to receive its first 40R, State-funded Incentive Payment of $600,000 on October 9, 2007.
